The Real Estate Market in a Pandemic
In most cases, the most crucial time in the selling of a home is the visit by the prospective buyer. And while that is still happening in some cases, we are really in a new normal when it comes to buying and selling homes.
From the beginning of the state’s lockdown, real estate was considered essential in Florida. That meant Realtors had to get creative when it came to helping clients buy or sell homes. And while business and the economy has opened up a little, those of us in real estate are still considering health and safety as the highest priority.
So, how exactly does that work?
It often starts with a solution that has been in practice for many years but not used nearly as often as it is today – virtual tours.
Prior to the current situation, virtual tours were most common in situations where the buyer lived some distance away and was not able to make an on-site visit prior to the purchase.
But given the pandemic, many sales – whether they are local or distant – are occurring just that way.
They buyer can go online and essentially see the entire home through this virtual tour. You can literally guide the tour yourself, going from room to room, to see exactly what you may be buying. That, along with the specifications supplied with the virtual tour, can be enough to make the sale.
However, in some cases, it may still be necessary to visit the home.
If that’s the case, we do a few things to insure health and safety. First, we ask that the seller not be home during the visit. Frankly, that’s not at all uncommon.
We will visit the home with the prospective buyer, practicing social distancing and wearing masks and gloves. We follow all CDC guidelines and recommendations, and when we are done, we clean all surfaces that have been touched with disinfectant wipes.
Generally, in a university community like Gainesville, this is a time of year when there are a lot of real estate transactions. While there are challenges and unknowns, this year is no exception.
